Inheriting Cyprus Property as a Foreign Heir
What heirs living abroad need: succession documents, tax position, permits for non-EU heirs and how the Land Registry records the transfer.
Confirm who inherits and under which law
Determine whether the deceased left a will, and which country's succession law applies. Where it applies, a European Certificate of Succession can prove heirs' status across EU member states.
Check permits and taxes for property
Non-EU heirs may need approval to hold Cyprus real estate, depending on the property and the relationship to the deceased. Cyprus has no general inheritance tax, but land transfer fees, taxes in the heir's home country and capital gains on a later sale should be reviewed.
Register the transfer and decide on the property
After probate, the Land Registry records the heirs as owners. Decide early whether to keep, rent or sell, and arrange a local representative if you will not be in Cyprus to manage the property.
FAQ
Can I sell inherited property without visiting Cyprus?
Often yes, using a power of attorney properly signed, apostilled and registered for use in Cyprus. Your advocate can complete the probate and sale remotely.
