Probate and Letters of Administration in Cyprus: Step-by-Step

How the estate of a deceased person is administered: applying to court, paying debts, and distributing to heirs.

This is not legal advice.

Collect documents and identify the estate

Obtain the death certificate and locate any will. List all assets and liabilities in Cyprus and abroad, including property, accounts, shares and debts, since this inventory is required for the court application.

Documents required at this step:Death certificate, will, asset and debt list, family tree

Apply for probate or letters of administration

If there is a will, the executor applies for a grant of probate; if not, the entitled relatives apply for letters of administration under the intestacy rules. The application goes to the competent District Court Probate Registry.

Documents required at this step:Application, affidavit, original will, heirs' IDs

Pay debts, then transfer and distribute assets

With the court grant, the personal representative collects assets, settles liabilities, then transfers property and funds to the heirs, with Land Registry transfers for real estate. Foreign heirs of property may need additional permits.

Documents required at this step:Court grant, debt settlement proofs, Land Registry forms

FAQ

How long does probate take?

Duration depends on the complexity of the estate, any disputes and completeness of documents. Straightforward uncontested estates move faster, while cross-border assets and objections can lengthen the process.
