Short-Term Rentals & Airbnb Licensing in Cyprus

Legal requirements for renting property on Airbnb and Booking.com in Cyprus: Deputy Ministry of Tourism registration, building committee rules, tax and VAT obligations.

This is not legal advice.

Obtain a Deputy Ministry of Tourism registration number

Under the Regulation of the Establishment and Operation of Tourist Accommodation Law, all self-catering short-term rentals must register on the Deputy Ministry of Tourism online portal. Platforms are legally barred from listing properties without an active serial registry number.

Documents required at this step:Title deed or stamped sales contract, Tax Identification Code (TIC), proof of property insurance

Verify building management committee rules and co-owner consent

If your apartment is part of a jointly owned building (under Cap. 224), review the recorded building regulations. When the standard statutory by-laws or registered private regulations prohibit commercial activities, aggrieved co-owners can seek District Court injunctions to halt guest turnovers.

Documents required at this step:Registered building by-laws, Management Committee minutes, architectural safety certificates

Comply with VAT, Income Tax and municipal overnight accommodation duties

Short-term rental turnover is subject to 9% reduced VAT once aggregate taxable supplies exceed the €15,600 threshold within any consecutive 12-month period. Net rental profit is subject to personal or corporate income tax. In addition, municipalities charge small local tourist night fees.

Documents required at this step:VAT registration certificate, monthly platform payout summaries, municipal accommodation receipts
